ZANZIBAR Health and Leisure Resort now offers you the opportunity to own a stake in this piece of Paradise. The Resort can be purchased in its entirety or individual villas and plots are available fractionally. ZANZIBAR lies over 11 hectares of pristine land along the beach of the North East coast of Zanzibar. There is a range of villas available to purchase starting with one bedroom/one bathroom villas, two bedrooms/ two bathroom villas and double storey maisonette, all with wrap-around porches and spectacular ocean views. Alternatively invest in a plot and have it developed yourself to the resort’s specifications. Zanzibar is investor friendly with 90% of all hotels owned by foreign investors. All profits are in US$.
An individual or syndication, villas sold in ten fractions, can purchase these villas.
Once you have purchased the villa or fraction, villas are placed in a rental pool, where they will be used in circulation as part of the resort and will generate profit. Profits are then shared equally pro rata to your investment. However, you have a choice to keep villa out of the rental pool for private use. Fractional owners have access to all public facilities.
The fractions come with a 45-year lease with an option to renew for a further 49 years. The company will handle the resale should you (the purchaser) want to cash out. Dividends are paid into any bank account of your choice, and dividends are paid in US Dollars. For corporations, property is tax-deductible. Corporations can use the facilities for business purposes.
All legal fees and levies will be borne by the purchaser, this includes levy on fractions and a monthly maintenance fee. This maintenance fee goes toward paying the body corporate, which includes management staff who maintains the property to keep grounds pristine and up to code.
There are undeveloped plots available for sale. The plots however must be developed within a year of purchase and must be in keeping with the rest of the villas, to promote continuity and maintain the style of the resort. You must make use of our preferred contractor and all building must be complete within in a year of starting. You then have a choice of three designer interiors. Plots are subject to maintenance levy. Once the villa is complete, you then have the option of putting it in the rental pool or keeping it out of circulation for private use. Plot owners have free access to all public facilities.
